What is the Building Digital ID

The Building Digital ID (Electronic Building Identity) is defined as the file containing the data of the building/property, referenced to the National Cadastre Code Number (KAEK) of the plot. With the Digital ID, the property is fully legal and can be transferred, rented, etc. without restriction.

Through this legally mandatory procedure, every owner has knowledge of the legality of their property and its energy classification, holds a file with the property's drawings, and knows its structural adequacy. An authorized engineer completes a special form, which is kept in electronic format.

The purpose of the Digital ID is to record the current condition of the building and its permits, and to monitor and check its changes over its lifetime.

Which owners must obtain a Building Digital ID

The Building Digital ID concerns all buildings in Greece, as well as those to be erected in the future. The obligation also applies to structures without a building permit.

Obtaining the Digital ID is essential at the moment a property is transferred, as the relevant declaration is mandatorily attached to the contract.

Properties included in the unauthorized-constructions law: The Building Digital ID is the final step of the definitive regularization of unauthorized structures that have been included in the relevant laws. Only once it has been obtained is the regularization considered complete.

Procedure for Obtaining the Digital ID

  • Contact our office for information about the property
  • Collection of the required supporting documents (building permit drawings, etc.)
  • Visit to the property for inspection/survey
  • Submission of the required documents to the electronic system of the Technical Chamber of Greece (TEE)

After the required studies and documents are completed, the following are issued:

  • The Completeness Certificate
  • The Construction Inspection Certificate from the Building Authority
